How does vinyl siding compare with other siding materials?

In a way, it's almost no contest.

 

When compared on the basis of initial cost, maintenance costs, appearance, durability and value, vinyl siding is clearly superior.

 

Wood sidings. Initial costs vary: premium clapboard installations are expensive, hardboard installations less so (but hardboard is also far less durable). Both need constant, costly maintenance. And appearance and durability are directly related to maintenance schedules.

 

 

 

Metal sidings. Moderately expensive. Less maintenance than wood; however, can be costly to repair dents and scratches, a common problem with metal sidings. Appearance is less than premium, especially as metal sidings age.

 

 

 

 

Brick and stone. Very costly to install. Also need periodic mortar repairs, usually at high hourly rates. Appearance and durability are typically better than average.

 

 

 

 

Stucco. Like brick and stone, stucco is costly to apply. And because stucco is less durable than brick or stone, it develops cracks and bulges that need regular -and costly -attention. Appearance is usually dependent on applicator skills.

Isn’t it less costly to just repaint my home?

 

If you plan to move within the next three years, the answer is probably

"yes."  But if you plan to stay in your home longer than that, the calculations begin to heavily favor vinyl siding.

 

To prove that to yourself, call a local painting contractor. Ask for an estimate to cover all expenses for painting your home.

 

Then figure on writing similar checks every three to five years. According to professional house painters, that's how frequently you have to paint the exterior of your home to assure maximum protection and beauty. (Actually, the checks you write in the future will probably be for more. Inflation drives up the cost of everything-including the cost of painting a house.)

 

Of course, if your home has special problems, for example, warped clapboards have to be replaced or lead-based paint has to scraped or sanded off- the cost of painting can become truly staggering. An article in The New York Times reported: "The cost of sanding and repainting over old lead-based paint on a typical four-bedroom, two-story colonial of 3,000 square feet is around $12,000." If lead-based paint must be stripped from the house first, the Times continued, labor and environmental cleanup and disposal could more than double that cost. That was back in 1995. Today you can expect the costs to be even more.

 

Compare those ongoing costs to a one-time investment in new vinyl siding. For most homeowners, the conclusion is obvious:

How does the cost of vinyl siding compare to the added resale value it provides?

In terms of adding resale value to your home, vinyl siding is one of the best investments you can make.

 

In its annual survey of project costs versus added value, Remodeling magazine said that investing in new siding is "a practical choice for older homes that need [improvement] to compete on the resale market."

 

That's especially true when homeowners choose attractive, easy-to-maintain vinyl siding.

 

Based on 1998 figures from all regions of the U.S., homeowners get back more than 70 percent of the cost of a vinyl siding installation. In some parts of the country, that figure is much higher. In Garden City, NY, for example, home- owners typically recoup 131 percent of their costs. In Miami, FL, the figure is

123 percent. In Cleveland, OH, home- owners received 116 percent on their installation costs. And in Seattle, WA, vinyl siding is a no-cost improvement, with homeowners typically receiving a 100 percent payback.

 

By contrast, homeowners who remodel using wood siding typically pay almost 50 percent more for materials, but recoup only about 60 percent of that cost.

 

Exterior improvements such as the installation of vinyl siding also make a home more attractive on the market. According to a real estate agent interviewed in another Remodeling article, "Things like new siding and new windows will not add dollar for dollar value ...[but] they will cause the house to sell quicker for more money."

 

Another point to keep in mind. If, like many homeowners, you add insulation to an older home at the same time you're having vinyl siding installed, you add even greater value and market appeal to your home.
